Happy Thanksgiving. This is the week of reminders and updates.

THE CARTS…Please consider your neighbours

There are 16 grocery carts in the building at 3 locations—the East and West garage entrances and the lobby. There are 225 apartments.

Most days there are enough carts to go around.

However, on high volume shopping days, in particular Saturdays, there are often no carts left. Please, please, please take into consideration your fellow shareholders and return the carts once you have emptied them.

It is very frustrating to arrive home with a carload of groceries and find no carts.


SWIMMING POOL STATUS…Indoor and out

There is good news and not so good news.


First the latter…unfortunately work on the indoor pool, specifically the whirlpool, is not completed yet. They are still running tests on it to ensure it

does not leak, clearly an important feature. The hope is the tests will soon be completed.


The good news is the outdoor pool will remain open for as long as possible, weather permitting.


When will the heat be turned on?

It depends on the weather. We are having a particularly warm late September/October. The heat goes on once the overnight temperature dips to single digits. It will likely be turned on sometime next week.



THE SINKHOLE…this week’s episode

The backhoe may be still, but the various surveys and reports are being compiled.


To recap:

Several pieces of information are required before the Toronto Regional Conservation Authority, the Toronto Urban Forestry and the Natural Monuments will grant approval to proceed.

Each of those pieces of information takes time and money.

Each required report is compiled by a different company and may be sequential: an arborist report, a topographical survey, an erosion and sediment control report. These three reports are now ready.

There remains one more report, the slope stability and erosion risk assessment, before we can submit the others. The geotechnical engineer needed the topographical survey before he could proceed. He now has that, and we hope to receive the slope stability assessment soon.


TOWN HALL…a reminder…Thursday October 28th

We will be sending out a Zoom invitation. Topics we hope to be covering will include the All-Things Committee report, Working Groups and a proposal on adjusting the rules for Smoking in the building.


COVID…passports yes or no

The province has introduced Vaccination Passports for various institutions. The Board is still working on whether we will need a vaccine passport/proof of vaccination policy-or not for the gym and the indoor pool.


A FLU CLINIC

Back by popular demand. We are planning on hosting a flu clinic in October – when the flu vaccine is available.


FIRE ALARM PROTOCOL…a reminder

On two recent occasions Kensington residents have had their morning disrupted by the sound of the fire alarm system.

One of the events was triggered by a resident opening their suite door to the corridor to rid their apartment of smoke as they over prepared their breakfast.


What happens when you open your door to let out smoke?

  1. The fire alarm is automatically activated

  2. A call is automatically sent to the fire department and the company that monitors Kensington’s system 24/7/365.

  3. Once the alarm is activated the monitoring company calls the security desk to ensure that on site staff are available to assist the fire department upon their arrival.

  4. The security staff instruct the residents to stay in their suites until the fire department instructs otherwise.

  5. Once the alarm is activated no one except the fire department can deactivate it.


What is the role of the security staff?

During one of the recent fire alarm incidents the security staff remained silent. This was obviously regrettable and a mistake. The security guard was new and although they had been given a full briefing on what to do in the event of a fire alarm, and had written instructions in front of them, they failed to follow through.

Each new guard must acknowledge reading and understanding these instructions. Despite that, the security person on duty during an alarm event may have never worked at Kensington Apartments before and an inexperienced guard on duty is a fact that we must accept and be prepared for. Even seasoned guards will be somewhat nervous during an alarm situation.


What should shareholders do?

Sit tight and stay in your suite until instructed to do otherwise by either the security guard or the fire department.


Please DO NOT CALL the front desk. Your calls tie up the phones which prevents the monitoring company from communicating with the security staff.


Please DO NOT COME TO THE LOBBY OR MEZZANINE. Your presence may obstruct the firefighters and heighten the security guard’s anxiety during a stressful event.


And finally, if you have created smoke in your apartment from cooking do not open your suite door to let the smoke into the hall – the alarm will be activated, and you will be charged $1,250.00 for a nuisance call from the Toronto Fire Department. Instead, please open your windows and/or your balcony door.
